New home sales fall 5.6% below June 2025

Sales rise 1.6% from May, while housing starts and housing completions also gain traction

WASHINGTON — New single-family home sales declined from June 2025 but rose from May, according to recently released figures from the U.S. Department of Housing and Urban Development.

Sales totaled 628,000, 5.6% below 665,000 in June 2025 but 1.6% above 618,000 in May.

Both median and average home sales prices indicated that new properties are becoming more affordable. The median price of new homes sold was $398,300, 2.7% below the median price of $409,200 in June 2025 and 3.3%  below $412,000 in May.

By comparison, the average new home sale price was $475,000, 6.5% below $508,700 in June 2025 and 9.5% below $525,200 in May.

The report went on to note that there were 485,000 new homes for sale at the end of June, 3.2% below 501,000 in June 2025 and .2% below 486,000 in May. This represents a 9.3-month supply based on the current sales rate, or 3.3% above the June estimate of nine months and 1.1% below 9.4 months in May.

By region, the activity was as follows:

+ The Northeast had a 16% increase from June 2025 and a 3.6% gain from May.

+ The Midwest had a 1.2% decrease from June 2025 and a 2.5% increase from May.

+ The South had a 1.4% decrease from June 2025 and a 9.9% increase from May.

+ The West had a 24.6% decrease from June 2025 and a 22.4% decrease from May.

In markets where new home sales increased, the expectation is that furniture sales followed to some extent. The reverse could be true in markets where home sales decreased.

New home construction figures released earlier this month showed an increase in both housing starts and home completions.

For example, June housing starts totaled 1,427,000, 3.5% above 1,379,000 in June 2025 and 19% above a revised May estimate of 1,199,000. Single-family home starts of 895,000 were 62.7% of the total, and .2% below a revised May figure of 897,000.

Housing completions totaled 1,392,000, 1.5% above 1,372,000 in June 2025 and 3.3% above a revised May estimate of 1,347,000. Single-family home completions of 964,000 were 69.3% of the total, 6.6% above the revised May rate of 904,000.

Building permits were slower in comparison to either of these other two metrics. They totaled 1,367,000 in June, 2.3% below 1,399,000 in June 2025 and 3% below 1,410,000 in May. Single-family home permits totaled 871,000 in June, or 63.7% of the total, and 2.4% below the revised May figure of 892,000.

By region, the activity was as follows:

+ In the Northeast, building permits rose 49.5% compared with June 2025 and rose 15.8% from May. In the Midwest they declined 5.6% from June 2025 and rose 5.7% from May. In the South they declined 9.5% from June 2025 and declined 7.2% from May, and in the West, they rose 1% from June 2025 and declined 6.2% from May.

+ In the Northeast, housing starts declined 24.6% from June 2025 and rose 10.3% from May. In the Midwest they rose 29.2% from June 2025 and 33.3% from May. In the South, they rose 5% from June 2025 and rose 15.2% from May, and in the West, they fell .3% from June 2025 and rose 22.1% from May.

+ In the Northeast, housing completions rose 18.7% from June 2025 and rose 33.8% from May. In the Midwest, they declined 17.4% from June 2025 and declined 12.3% from May. In the South, they rose 5% from June 2025 and 4.1% from May, and in the West, they fell 1.4% from June 2025 and fell 1% from May.
